The chairman value is determined by the rating of the player and importance in the squad, for example, Rooney, a 96 rated player at Man Utd would be valued at about 39 million. If he was at a weaker squad like Wigan, his value would increase to about 45 million. Age is also a factor, the younger of two players with the same rating and position would be valued higher.

A player with a higher rating is almost always considered more important than a player with a lower rating.

Squad depth and age play a part in importance. A younger player is considered more important than an older player of the same rating, and sometimes even a slightly higher rating.

If your squad has 10 strikers, but only 1 left back, the left back would be valued very highly because it is the only player that can play in that position and your squad would lack a left back if you sold them, while a striker the same/sligtly higher rating would be valued at less than the left back because if he's sold you would still have lots of cover for strikers.
